Do I require a Residential Energy Performance Certificate?

All houses that were for sale before 30 June 2008 now require an EPC before completion.

All properties, new to the market, require an EPC before they can be put on the market.  Failure to comply could result in a £200 fine per complaint.

Why are you required to have a Residential Energy performance Certificate?

As part of the Energy Performance of Buildings Directive (EPBD), June 2008 signaled the beginning of the legal requirement to have in your possession an Energy Performance Certificate for dwellings for sale. Ember Energy NI is a provider of the inspection and certification services for the energy performance rating of domestic buildings.

Ember Energy NI manages the process from start to finish. We have the technology and protocols in place to deliver a simple and effective certification process, from initial order, on-site inspection and finally RdSAP technology calculation and production of your certificate.

A Residential EPC survey generally takes about 40 minutes to complete.  This is based on a standard two bedroom house with larger properties taking slightly longer. 

Once we have agreed a convenient time, we will arrive on time, complete the survey, answer any questions and return to the office to process the certificate.  Once we have processed the certificate, we can then email it to yourself, your solicitor and your estate agent.  We can provide a printed copy for your own records if you wish.  The whole process can sometimes be completed in a matter of hours and arranged to fit around your busy lifestyle.

What is contained within a Residential EPC?

The certificate will provide the energy rating of the building from A - G, where A is the most efficient.  The energy rating is based on the characteristics of the building itself and its services (such as heating and lighting).  The certificate is accompanied by a report which includes cost effective recommendations to improve the energy ratings.  For each improvement indicative paybacks are listed.  Follow this link for a further description.

How long is the EPC valid for?

A Residential EPC is valid for 10 years unless major modifications to the building have been made within this timeframe.

Who is responsible for commissioning an EPC?

Home owners are responsible for ensuring that an Energy Performance Certificate is made available.  Failure to provide an EPC means you may be liable for a fine (£200 per complaint).

Which type of properties are affected?

All dwelling for sale require a Residential EPC.
